A conditional use application is a request to use a property in a way that is not allowed in the current zoning resolution book. A variance relates to building characteristics that do not conform to zoning regulations (i.e setbacks, etc.). When the zoning inspector determines a situation does not conform to zoning regulations, residents can choose to apply for a hearing in front of the ZBA. The meeting is advertised and adjoining property owners are sent certified mail announcing the hearing. The ZBA can choose to grant or deny the application. The cost to apply is $250.
